From Backlog to Leasing Momentum at Rosetree Corporate Center

Leasing momentum does not happen by accident. It takes a clear plan, consistent communication and a team willing to work through every outstanding conversation.

When OPEX CRE Management was appointed Receiver at Rosetree Corporate Center in February 2026, the property faced a backlog of tenant communications, delayed renewal discussions and leasing opportunities that required immediate attention. Our first priority was to reconnect with tenants and brokers, establish clear next steps and begin moving those conversations forward.

Since then, that effort has produced meaningful results:

  • 9 lease transactions executed
  • 43,656 square feet leased
  • More than $904,000 invested in leasing and tenant improvements
  • 7 brokerages involved in coordinating transactions

The numbers tell an important story, but tenant retention may be the strongest sign of progress. Existing tenants are renewing, recommitting and choosing to remain at Rosetree. That confidence is built through responsiveness, follow-through and visible investment in the property’s future.

This progress reflects the daily work of the OPEX CRE team on the ground, including Noah Weaver, Victoria Lozinak and Zach Murray, whose attention to tenants and the property began on day one.

It also required strong collaboration across the brokerage community. Special thanks to the CBRE landlord leasing team, including Michael Maloney and Ina Sargen, as well as the tenant representatives from Cushman & Wakefield, Cresa, Gola Corporate Real Estate, JLL and SA Commercial who helped move these transactions across the finish line.

Receivership is about more than maintaining an asset. It is about identifying what is holding the property back, building a practical plan and creating the confidence needed to move forward.

At Rosetree, a backlog of conversations has become real leasing momentum. Great progress has been made, and the work is far from finished.
